How to Prepare Your Home for Sale in the Twin Cities: A Step-by-Step Guide

A successful home sale begins well before the “For Sale” sign goes in the yard.

As a Twin Cities Realtor, Certified Home Stager, and Pricing Strategy Advisor, I help homeowners look at their property through a buyer’s eyes and create a personalized plan for getting it market-ready. That doesn’t necessarily mean renovating everything. It means knowing where to focus your time, energy, and money so your home makes the strongest possible first impression.

Here’s where I recommend starting.

Step 1: Meet With a Realtor Before You Start Making Changes

Before you start painting, replacing flooring, buying new furniture, or tackling expensive projects, talk with an experienced real estate professional.

Every home is different, and not every improvement will give you a worthwhile return when you sell.

During my initial walkthrough with sellers, I look at the home’s condition, presentation, competition, potential buyer pool, and current market. From there, we can determine what should be addressed—and what you can leave alone.

The goal isn’t to create a perfect house. The goal is to strategically prepare your home for the buyers most likely to purchase it.

Step 2: Declutter and Start Packing

Buyers need to be able to see the home—not everything you own.

Start by removing excess furniture, crowded décor, collections, paperwork, and items you don’t use regularly. Closets, cabinets, countertops, and storage areas matter too. Buyers will open doors and look at storage space.

I often tell sellers: you’re moving anyway, so start packing early.

Decluttering makes rooms feel larger, helps photography look better, and allows potential buyers to imagine themselves living in the space.

Step 3: Deep Clean the Home

A clean home communicates that it has been cared for.

Before listing, pay particular attention to kitchens, bathrooms, floors, windows, baseboards, appliances, light fixtures, and other areas that may be overlooked during everyday cleaning.

Carpets may also benefit from professional cleaning, especially if there are visible stains or pet odors.

You want buyers focused on your home’s features—not wondering what they will have to clean after closing.

Step 4: Take Care of Small Repairs

You may have learned to live with the loose doorknob, dripping faucet, damaged trim, or light fixture that needs attention. Buyers haven’t.

Small maintenance issues can create a larger perception problem. A buyer may see several minor repairs and begin wondering what else hasn’t been maintained.

This is another reason I like to walk through a property before my sellers spend money. We can prioritize the items most likely to affect presentation, buyer perception, or the transaction.

Step 5: Use Paint Strategically

You don’t necessarily need to repaint your entire house.

However, rooms with very bold colors, heavily marked walls, or inconsistent paint may benefit from a fresh neutral color.

Neutral doesn’t have to mean boring. The purpose is to create a clean backdrop that allows buyers to focus on the architecture, natural light, room size, and possibilities of the home.

Step 6: Stage the Home for Buyers

Staging isn’t simply decorating.

Decorating reflects the personality and preferences of the person who lives in the home. Staging positions the property for the person who is going to buy it.

As a Certified Home Stager, I look at furniture placement, traffic flow, scale, lighting, focal points, color, and how each room will photograph.

Sometimes staging means rearranging what a seller already owns. Other times, we may remove pieces, bring in selected items, or make small changes that completely transform how a room feels.

The objective is simple: help buyers connect emotionally with the home.

Step 7: Price the Home Strategically

Preparing your home beautifully is only one part of the equation. Pricing matters tremendously.

The highest possible list price isn’t automatically the best pricing strategy.

As a Pricing Strategy Advisor, I evaluate comparable sales, current competition, market conditions, location, condition, updates, and buyer demand when developing a pricing recommendation.

Strategic pricing can generate stronger initial interest and position your home competitively when it first enters the market.

Step 8: Make the First Impression Count

Today’s buyers frequently meet your house online before they ever walk through the front door.

Professional photography, staging, compelling property descriptions, video, digital marketing, and overall presentation all work together.

Your home’s online debut matters.

When the property goes live, I want buyers to stop scrolling and think, “I need to see this house.”

How Far in Advance Should You Prepare Your Home for Sale?

Ideally, contact your Realtor several weeks—or even a few months—before you hope to list.

That gives you time to make thoughtful decisions instead of rushing through a long list of projects immediately before putting the property on the market.

Even if you’re thinking, “We’re probably not selling until next year,” an early conversation can be valuable. We can develop a plan now so you know what is worth doing over time.

Do I Need to Renovate My Home Before Selling?

Not necessarily.

Some properties benefit from targeted updates. Others are better positioned for sale with cleaning, decluttering, repairs, staging, and strategic pricing.

Before investing thousands of dollars into renovations specifically for resale, get professional guidance about whether those improvements are likely to make sense for your property and your local market.
